The iconic Time Warner Center towers above Columbus Circle in New York City, a 2.8 million square foot complex housing a luxury hotel, a world-class performance venue, Time Warner Inc.’s headquarters with CNN’s studios, high-end retail and condominiums. The Time Warner Center, managed by Related Management Company, has won the international The Office Building of the Year (TOBY) and the Pinnacle Award from BOMA/New York, but they were still seeking a way to signify to the various ownership entities and tenants that the Center is achieving ongoing excellence in operations and management.
James Kleeman, general manager, Time Warner Center, and his team found the BOMA 360 Performance Program to be just the thing they were looking for. This October, the Time Warner Center was the first building in New York City to earn the BOMA 360 designation. “We’re always looking to be the best that we can be. The 360 program is magnificent. I have such a passion for it because it represents a groundbreaking way of benchmarking your building. Everything it consists of: fire and life safety, security, operations, tenant relations, sustainability, energy management—those are all great things that you can’t find together in any other program,” he noted.
Kleeman believes the designation will be a significant benefit for both tenants and the various ownership entities of the Time Warner Center. “The program focuses on all aspects of the building. Because we’ve earned this recognition, tenants and the owners of the building can feel at ease knowing the building is operated to the highest of standards. It keeps you focused to stay on the cutting edge of technology and operations.”
The economy was another important factor that prompted Kleeman to pursue the designation for his building. “The plaque and all the marketing materials that come along with the designation are very helpful, particularly in these tough times. Being able to show your asset is a trophy and being recognized for excellence is a tremendous advantage for the building,” commented Kleeman. “Now more than ever, there is a need to differentiate your asset in the marketplace. The online application makes it so easy to participate. I highly encourage others to submit their buildings.”
