Riverwood 100 is a 23-story, half a million square foot, Class A building in the heart of Atlanta’s Northwest-Cumberland area. With a focus on key performance indicators, Fifth Street Management Company, LLC manages the property with innovative strategies that maximize asset value. After achieving LEED Certification in 2010, the management team heard about the BOMA 360 Performance Program and thought it was a natural fit for the building.
The well-roundedness of the BOMA 360 Program was the main attraction for the management team. “We applied for the designation because it encompasses all aspects of a building – it includes emergency preparedness, financial management, tenant relations and more,” explains Kelly Venezia, assistant property manager, Fifth Street Management Company, LLC. “It just seemed like a natural extension of the client-focused management and good customer service that we strive to provide.”
Sustainability is at the heart of Riverwood 100’s management philosophy. They host an annual tenant event promoting green practices and were the first commercial real estate management firm in Atlanta to introduce day cleaning. They also practice xeriscape landscaping with native plants to reduce water usage. Benchmarking also plays an important role. Explains Nancy Elliott, general manager, Fifth Street Management Company, LLC: “We track our energy and water usage and compare it to a baseline standard. Doing so allows us to reduce consumption and help the environment.”
Perhaps most importantly, the Riverwood 100 team feels that the BOMA 360 designation sets their building apart—something even more important in a recovering market. “The BOMA 360 designation gives us a competitive edge and is a great marketing tool,” notes Rene Shirley, property manager, Fifth Street Management Company, LLC. “We can take this to current and prospective tenants to show them our building is performing at a very high level. It really helps us stay at the forefront of the market.”
