Of the 26 commercial office properties in Parmenter Realty Partners’ portfolio, seven have become BOMA 360-designated buildings, and the rest will soon follow suit, according to Parmenter’s Vice President of Facilities Steve Harrison. Among Parmenter’ s buildings that have earned the designation are several high-profile properties, including the 700,000 square foot (s.f.) Bank of America Tower in Jacksonville, Fla. and 850,000 s.f. Park Central Towers 7, 8 and 9 in Dallas, Texas.
The reason for pursuing the designation for their entire portfolio? Harrison explains, “We have always managed our buildings at a very high level and we engage ourselves in things that really add value to our properties and our tenants. We think the BOMA 360 program achieves both of these objectives. When prospective and current tenants see the plaque, they want to know what it means. We then get the opportunity to communicate the value that we are bringing to them by the things we do at the buildings, with third-party credibility from BOMA.”
Parmenter has been a leader in sustainability and building management. They were among the first to sign on to BOMA’s 7-Point Challenge to reduce energy consumption and have regularly put on Earth Day events for tenants to promote their environmentally-sound building management practices. “When the buzz came out about sustainability, it was not a difficult thing for us to embrace because we were already doing it,” says Harrison. “We were already recycling, we had already worked on water conservation, we already had our buildings benchmarked with ENERGY STAR.”
Harrison was attracted to the BOMA 360 Performance Program in part because of its focuses on more than just sustainability. “BOMA 360 touches on everything—the way you manage the property, the policies procedures you have in place and the community service that you do. BOMA 360 is so far reaching and touches on the things that people want to hear about,” he states. “When you tell tenants and investors about everything BOMA 360 encompasses, their eyes light up and they say, ‘Wow, that’s pretty cool.’”
