Staying Ahead of the Curve: 800 North Brand Boulevard

800 North Brand Boulevard is considered Piedmont Office Realty Trust, Inc.’s West Coast flagship building. With Nestle as an important anchor tenant, tenant satisfaction and building efficiency are high priorities. After learning about the BOMA 360 Performance Program, the Piedmont management team recognized that the program would be an ideal way to differentiate their properties.

“In our industry it is difficult to set yourself apart from the competition,” explains Dan Cote, Regional Manager, Piedmont Office Realty Trust, Inc. “The BOMA 360 designation is instrumental to us. We felt that benchmarking with 360 would help us stay ahead in our market. We didn’t want to just talk the talk; we went out and did something.”

Cote and others at Piedmont are actively working to achieve the 360 designation in as many Piedmont buildings as possible. Explains Cote: “There is a fine line between keeping costs down and keeping your tenants happy. Earning ENERGY STAR and BOMA 360 helps us accomplish both.”

Building efficiency is a high priority for all Piedmont buildings. Cote and his team work hard to ensure that 800 North Brand Boulevard is being held to the highest standard. In the last year alone, they implemented a new energy management system and a recycling program. Approved projects for 2011 include a lighting retrofit, window tinting and elevator modernization.

For Cote, earning the BOMA 360 designation honors achievements in building operations and management, and is proof of the hard work and time his team puts into their job. Not only is BOMA 360 a great marketing tool for their building, it is also essential to helping Piedmont achieve additional designations and awards. “We have a great management team led by the Property Manager, Silvia Mejia,” explains Cote. “Without them, receiving this designation would have been impossible. Looking to the future, the 360 designation has helped us prepare to become LEED-certified and to compete in the TOBY Awards program.  We are very proud to have earned this elite designation.”
