Leader of the Pack: 280 Plaza Case Study 

CBRE's 280 Plaza

A member of the first class of BOMA 360 designees in 2009, 280 Plaza is a 350,000-square foot, 18-story high-rise in downtown Columbus, Ohio. With an emphasis on sustainability, 280 Plaza provides a recycling program and offers tenants access to purchasing cost-effective, environmentally-friendly supplies and services. For owner Nationwide Mutual Insurance Company and management company CBRE, earning the BOMA 360 designation boosts their building’s competitive advantage and proves that 280 Plaza is managed at a high-level of excellence.

Before receiving the BOMA 360 designation, 280 Plaza had LEED EB certification, an ENERGY STAR rating and a regional The Outstanding Building of the Year (TOBY) award under its belt. When Gary Calliari, CPA, RPM, senior real estate manager, CB Richard Ellis, heard about the 360 program, he realized he had the data for the application already compiled and decided to apply.  Notes Calliari: “When we earned the designation, people at CBRE took notice. Earning the designation is one more thing that separates us from our peers.”

Both the building owner and management company saw the value in the designation and praised Calliari for staying ahead of the curve. “The designation is a feather in the cap of the building and it earned us kudos from people all the way to the top of my company,” he explains. “From the owner’s standpoint, they were proud that their building was recognized by the industry as being a leader of the pack, so to speak.”

Nationwide is currently occupying the building, but Calliari says that having the BOMA 360 designation will be significant advantage for attracting tenants if the owner decides to market to third-party tenants. “When they put this building on the market, they can say that it has achieved something that other buildings haven’t. We recognize that we have an advantage that other buildings don’t have. It’s something we are keeping in our back pocket that we can leverage.”
