191 North Wacker: Documenting Value for Tenants

With a host of established best practices in place and a recent TOBY regional win from BOMA under her belt, Deborah G. Tomlin, RPA, property manager, Manulife Financial, felt the BOMA 360 Performance Program designation would be another boon for her building, 191 North Wacker in downtown Chicago, and decided to apply for the designation.
 
191 North Wacker is the second Manulife Financial building to earn the designation. “Manulife has a long-standing focus and commitment to environmental sustainability, customer service and best practices. We knew firsthand that the BOMA 360 designation recognizes our core beliefs as a real estate asset manager,” notes Tomlin. “This program recognizes things that other programs don’t. It’s not just about a sustainability rating—it’s saying that we do those things, plus we have excellence in other components of management and operations, such as tenant relations and life safety.”
 
Tomlin and her team work hard to ensure the building is meeting quality benchmarks in all facets of property management. One of Manulife’s most recent initiatives was implementing a web-based work order system in all of its office properties across North America, which tracks and speeds up response times to tenant requests and saves paper. They also installed a new program that houses critical building information electronically, which can easily be accessed by management personnel, first responders and Chicago’s Office of Emergency Management and Communications and their 911 center in the event of an emergency.
 
The designation has been a win for 191’s management team and tenants alike. “Our tenants were very excited to hear that we received the designation. It says to them that not only are we doing a great job, we’re looking for ways to document that and let them see the value,” says Tomlin. “It’s something we can market to prospective tenants, but it also helps build relationships with our existing tenants. It shows we are always striving to go above and beyond.”
