1300 Clay: Exceptional Management=Tenant Retention 

1300 Clay

1300 Clay is an 11-story, multi-tenant mixed-use building in the heart of Oakland, Calif. Part of Oakland City Center, 1300 Clay has implemented an array of best practices that have earned it a high tenant retention rate and the ENERGY STAR® label. Diana Hernandez, RPA, property manager, Shorenstein Realty Services, was looking for a way to gain recognition for the building when she got an email about the BOMA 360 Performance Program®.

“We run our buildings quite efficiently and have best practices in place. We really want the work we have done to be recognized,” explains Hernandez.  “While two of our buildings that are part of Oakland City Center are more high-profile—having undergone LEED certification and The Office Building of the Year Awards in the last couple years—1300 Clay  is one of the smaller buildings  we own and we thought the BOMA 360 Program would be a great source of recognition for this particular building.”

Tenant relations are a top priority at 1300 Clay. The property management team sponsors weekly concerts in a neighboring plaza during summertime and holds quarterly tenant meetings. Sustainability and energy efficiency are also high priorities. Hernandez and her team have installed energy conservation mechanisms to building systems, instituted a green cleaning program, and implemented recycling and composting in tenant spaces.

Tenants are taking notice. “Tenants have been very appreciative of all of our efforts and they really take pride in achieving this designation,” says Hernandez. “They are very happy that we’re doing the best for the building and the best for the environment.” She notes that many of the building’s green initiative dovetail nicely with tenants’ corporate social responsibility requirements.

Adds Hernandez: “We are 92 percent leased and tenant retention is very high. I do believe it is because of the professional management of the property. The BOMA 360 designation is something we can take back to our owners, brokers and marketing teams that shows what an excellent product we provide.”
