Welcome to the BOMA 360 Performance Program online application. Please download and read the instructions in their entirety before starting your application. If you have any questions that are not answered in the instructions, please contact the BOMA 360 Program Administrator at boma360@boma.org.

 ​Applications are accepted daily. The designation is conferred quarterly. The first quarter 2018 deadline is March 2, 2018. Fourth quarter 2017 renewals are due December 30​, 2017.​​

Changes Coming to BOMA 360 Criteria

At the 2017 BOMA International Conference & Expo in Nashville, the BOMA 360 Performance Program Council voted to modify the application criteria as follows:

  •  In Section 2: Life Safety/Security/Risk Management, applicants will be asked to describe how their Building Automation Systems incorporate Endpoint Protection to secure the network and mitigate potential hacking/penetration from open network access.
  •  In Section 5: Environment/Sustainability, applicants will be asked to benchmark the building’s water usage and waste consumption through EPA ENERGY STAR Portfolio Manager.
  • Also in Section 5, car charging stations (on site or readily accessible to the building) were added to the Traffic Reduction Initiatives.
  •  Section 6: Tenant/Occupant Relations/Community Involvement: access to a wellness/fitness center, either in the building or off-site (where tenants have access to, or is facilitated by the building) was added to the criteria in this section.

The BOMA 360 Performance Program requires the following prerequisites in order to be eligible to apply for the designation.
Eligibility

  • Only occupied commercial office buildings and industrial buildings are eligible for the BOMA 360 Performance Program designation. Commercial office includes: multi-tenant office buildings; single-tenant office buildings; corporate facilities; government buildings; medical office buildings; suburban office parks; and multi-use/mixed-use buildings. Buildings must be at least 50 percent occupied or leased at the time of application.​

  • For multi-use buildings (i.e. office/retail, office/residential, mixed-use, etc.), information should be reported only on the office portion of the building. If the building contains no occupied commercial office space as described above, or is a hotel, apartment/multi-family, or retail/shopping center it is not eligible for participation.

Each quarter, an increasing number of property management firms are seeing the value of having the BOMA 360 stamp of excellence, as it enhances the ability to compete for tenants and demonstrate that assets are being properly managed.  Nearly 1,700 BOMA 360 designations have been awarded since 2009!  

According to new analysis by Kingsley Associates, buildings that have earned the BOMA 360 Performance Program® designation have higher tenant satisfaction scores in all 55 rating areas as compared to commercial office buildings without the BOMA 360 designation. These results continue a multi-year trend of BOMA 360 buildings significantly outperforming those without the designation. Among other findings, tenants in BOMA 360 buildings report being significantly more likely to renew their lease and recommend the property to others.

The BOMA 360 Performance Program of the Building Owners and Managers Association (BOMA) International designates commercial buildings that satisfy criteria in certain areas of operations and management. The purpose of the designation is to promote standards of operational and management excellence in commercial properties, and to provide a valid and objective evaluation of these properties as a service to the public, namely tenants, and the industry. BOMA is a nonprofit corporation incorporated in the State of Illinois, with headquarters in Washington, DC, and which is also tax exempt under Section 501(c)(6) of the Internal Revenue Code. BOMA undertakes its activities in accordance with its nonprofit and tax exempt status and all applicable laws. The BOMA 360 Performance Program determinations are based on self-assessment information provided by applicant facilities and buildings. While there is no substantive review to verify the accuracy of all applications, BOMA reviews the applications for completeness and a certain percentage on a random basis are subject to further investigation.
