Towering Above the Competition: The Aon Center

AON Center

Towering over downtown Chicago at a height of 83 stories, the Aon Center holds the title of tallest BOMA 360-designated building.  Complementing its considerable stature, the multi-tenant building also boasts exceptional best practices in operations and management, tenant relations and sustainability.

The Aon Center was first designated a BOMA 360 building in 2010, the same year it won the BOMA International TOBY Award in the Over One Million Square Foot category.  Since then, Piedmont Office Realty Trust has continued to make significant capital investments with an emphasis on reducing energy consumption to deliver operational savings, a strategy that helped the AON Center recently earn LEED Silver certification.  Just this past February, the Aon Center partnered with Mach Energy to roll out a web-based energy analytics tool to enhance energy conservation efforts through tighter monitoring of utility meters, which is crucial for a multi-tenant property.  Another priority for multi-tenant properties is tenant relations.  To strengthen connections, the tenants in the Aon Center participate in a collaborative sustainability initiative with the property management team called Tenants Go GreenTM that works to develop building-wide sustainability programs.

Piedmont attributes much of its momentum to the BOMA 360 Performance Program.  “The BOMA 360 designation has been utilized successfully as a marketing tool by our brokers when leasing vacant space,” explains Kevin Fossum, senior vice president of Property Management for Piedmont Office Realty Trust.  “It is clearly a differentiator in the marketplace.  In fact, we believe earning the BOMA 360 designation has contributed to our leasing success over the past several years.”

For Piedmont, this success is an example of the tangible benefits of BOMA 360.  “Piedmont is a big believer in the BOMA 360 program,” says Fossum, “and it is our goal as a company that every office building where we direct or provide property management will attain the BOMA 360 designation.”
