BOMA 360 Performance Program

New BOMA 360 Criteria Effective January 1, 2015

The following new criteria will become effective for all applications (new and renewals) submitted on or after January 1, 2015:

  1. Eligibility – To be eligible for the BOMA 360 designation, buildings must be at least 50% occupied or leased at the time of application.
  2. Building Identification – A photo of the outside of the building must be uploaded with the application.
  3. Section 1 – Building Operations – Floor plans and site plans may be uploaded as additional documentation for use of the BOMA floor measurement standards.
  4. Section 6 – Tenant/Occupant Relations and Community Relations
    • In the Tenant/Occupant Relations/Communications area of this section, the following may be uploaded as additional documentation, and each will be worth one (1) point:
      • Table of contents from Tenant Manual
      • Sample appreciation letters from tenants
    • Total maximum points for this section will increase from 8 to 10. Total minimum points that must be achieved for this section will increase from 5 to 6.

New Analysis Reveals BOMA 360 Buildings
Surpass The Competition

According to new analysis by Kingsley Associates, buildings that have earned the BOMA 360 Performance Program® designation have higher tenant satisfaction scores in all rating areas as compared to commercial office buildings without the BOMA 360 designation. Most notably, 94 percent of tenants in BOMA 360 buildings report high overall satisfaction.

Kingsley Associates, the global leader in tenant satisfaction studies, measured tenant satisfaction in a total of 54 quantitative rating areas including property management, leasing, maintenance, security and property features. BOMA 360 buildings outperformed commercial office buildings without the designation in all 54 categories. In 2012, when Kingsley last performed the analysis, BOMA 360 buildings outperformed in 52 of the 54 categories.  For key higlights, read the full press release.
 

Applications accepted daily. The designation is conferred quarterly. Third quarter deadline is September 8, 2014.

 Criteria

 

The BOMA 360 Performance Program requires the following prerequisites in order to be eligible to apply for the designation.
Eligibility

  • Only occupied commercial office buildings and industrial buildings are eligible for the BOMA 360 Performance Program designation. Commercial office includes: multi-tenant office buildings; single-tenant office buildings; corporate facilities; government buildings; medical office buildings; suburban office parks; and multi-use/mixed-use buildings.
  • For multi-use buildings (i.e. office/retail, office/residential, mixed-use, etc.), information should be reported only on the office portion of the building. If the building contains no occupied commercial office space as described above, or is a hotel, apartment/multi-family, or retail/shopping center it is not eligible for participation.

BOMA 360 Application and Renewal Fees

The following fee schedule is currently in effect for all new and renewal applications. Fees are paid at time of application. The certification must be renewed every three (3) years, at which time a new application must be completed in full and fees paid. Designees will be contacted well in advance of their renewal date with further instructions.

Achieve New Heights with BOMA 360

 

Towering above downtown Chicago at a height of 83 stories, the Aon Center holds the title of tallest BOMA 360-designated building.  The multi-tenant building was first designated a BOMA 360 building in 2010, the same year it won the BOMA International TOBY Award in the Over One Million Square Foot category.  Since then, owner Piedmont Office Realty Trust has successfully used the BOMA 360 designation as a marketing tool when leasing vacant space.  “It is clearly a differentiator in the marketplace,” explains Kevin Fossum, senior vice president of Property Management for Piedmont.  “In fact, we believe earning the BOMA 360 designation has contributed to our leasing success over the past several years.”  Read more.

The BOMA 360 Performance Program of the Building Owners and Managers Association (BOMA) International designates commercial buildings that satisfy criteria in certain areas of operations and management. The purpose of the designation is to promote standards of operational and management excellence in commercial properties, and to provide a valid and objective evaluation of these properties as a service to the public, namely tenants, and the industry. BOMA is a nonprofit corporation incorporated in the State of Illinois, with headquarters in Washington, DC, and which is also tax exempt under Section 501(c)(6) of the Internal Revenue Code. The BOMA 360 Performance Program determinations are based on self-assessment information provided by applicant facilities and buildings. While there is no substantive review to verify the accuracy of all applications, BOMA reviews the applications for completeness and a certain percentage on a random basis are subject to further investigation.
