Past

In 1907, the National Association of Building Owners and Managers (NABOM) organized its first Annual Convention in Chicago. The 75 attendees were shocked when New York member Clarence Coley publicly revealed detailed figures of his buildings operating costs. Until that time, no office performance data had ever been shared within the industry. This legendary act profoundly changed the relationships of property professionals, especially in the BOMA community. The sharing and dissemination of information for the benefit of the industry led the association and its members to develop what’s become known as the Experience Exchange Report, a tool which is widely recognized as the most comprehensive report of office building income and expense analysis.

Present

Now reporting data on over 4,500 buildings and more than 850 million square feet of commercial office space in the United States and Canada, the data in the Experience Exchange Report (EER) is the most detailed and reputable benchmarking source for the commercial real estate industry. The 2007 EER represents 299 cities and includes detailed special studies on specific types of commercial office buildings, including Corporate Facilities, Medical Office Buildings, Financial Services, Agency-Managed Buildings and Public Buildings.

Savvy commercial real estate professionals use the EER to develop their budgets, evaluate operating expenses, refine operating strategies, underwrite and analyze acquisition opportunities, and communicate their performance metrics to owners and investors.

The comprehensive data from the EER is also used by BOMA International and BOMA local associations in the field to advocate effectively on behalf of the industry in front of various legislative and regulatory bodies.

Future

The EER has grown from a 20 page report to a volume of more than 560 pages as well as an interactive CD-ROM, allowing custom reports to be exported to Excel and PDF formats. Special studies sections including agency managed, all-electric, corporate facilities, financial, medical, and single purpose have been included to answer the needs of our ever-changing industry. The BOMA International research staff, with guidance from the EER task force of industry experts, constantly evaluates the EER in terms of data collection and analysis, content mix, and delivery to bring property professionals the best product possible. As commercial real estate advances, so does the Experience Exchange Report.
