BOMA 360 Performance Program®
Recognizing Excellence in Building Operations and Management


Applications accepted daily. The designation is conferred quarterly. Next deadline for applications is December 1, 2010 to be considered for the fourth quarter 2010 class of designees.

 

BOMA International is pleased to announce the development of the BOMA 360 Performance Program, a groundbreaking new program designed to validate and recognize commercial properties that demonstrate best practices in all major areas of building operations and management. A BOMA 360 Performance Building designates that a property is being managed to the highest standards of excellence.


NEW! Waiver of Requirements for TOBY Regional Winners

The BOMA 360 Council voted in June 2010 to change the BOMA 360 program criteria to recognize all TOBY winners at the regional level, beginning with the 2010 winners, as having achieved the minimum required points in as many as four of the six sections of the BOMA 360 application. They also approved a $300 discount off the BOMA 360 application fees for all regional TOBY winners, beginning with the 2010 winners, (based on new fee schedule in effect 7/1/2010).

Portfolio category winners will receive credit for Sections 3, 4, 5 and 6 – Training and Education, Energy, Environmental/Sustainability, and Tenant Relations/Community Involvement, respectively. Earth category winners will receive credit for Sections 3, 4 and 5 in the BOMA 360 application.

You will still be required to demonstrate fulfillment of the BOMA 360 prerequisites and complete the remaining sections of the BOMA 360 application. Upon renewal of your BOMA 360 designation after three years, you will be required to re-submit your application (this time completing it in full) and pay the full application fees in effect at the time of renewal, just like all other BOMA 360 designees.

When you start your application, you will be prompted to identify yourself as either a 2010 TOBY portfolio or earth category winner to initiate the fee reduction and the section waivers. 2010 TOBY regional winners have until June 1 2011 to claim this waiver and fee discount. Future TOBY regional winners will have until June 1 of the year following the year they are a TOBY regional winner to claim this waiver and fee discount.

EER® Participation Requirement has Changed

Participation in BOMA’s annual Experience Exchange Report (EER®) survey is required for all BOMA 360 applicants and designees. The BOMA 360 Council recently approved a change to this requirement that will enable applicants who miss the survey deadline to apply for “provisional” BOMA 360 status or to claim participation in the IREM office survey in lieu of the EER survey.

The EER survey is open January 15-April 1 (approx.) each year. If you miss the survey deadline, you can still apply for the BOMA 360 designation. Simply indicate on the application in the EER prerequisite section that you are applying for provisional approval, then complete and submit the rest of the application.  BOMA will review your application but will delay conferring the BOMA 360 designation until you complete the next EER survey. This will ensure that confirmation of your designation will not be delayed once you complete the next EER survey. The bulk of the work will already be done, and you’ll be able to take advantage of application fees and other special offers available at that time.

Or, if you participated in IREM’s most recent office survey, you can claim that in lieu of the EER survey. Simply check the appropriate box in the EER prerequisite section of the application and upload a confirmation or receipt from IREMYour application will be reviewed and the 360 designation confirmed without any delay. Please note: IREM survey participation will only be accepted for the initial application.  Participation in the EER survey is required every year thereafter to maintain the BOMA 360 designation.

What is the BOMA 360 Performance Program?

BOMA 360 is a groundbreaking new program that evaluates six major areas of building operations and management and benchmarks a building’s performance against industry standards. Applicants must achieve the required number of points to be recognized as a BOMA 360 Performance Building. Only occupied commercial office buildings and industrial buildings are eligible for the BOMA 360 Performance Program designation. Additionally, there are four prerequisites that must be met to apply for the designation. Applications for the BOMA 360 Performance Program may be submitted at any time during the year, with designations conferred quarterly. There is an application fee that is tiered based on the property’s total square footage. The designation requires renewal every 3 years. A nine-member, independent BOMA 360 Performance Program Council has been appointed to confer the designations, provide administrative oversight and to provide continuous review and updates to keep the program current with industry best practices and standards.

Why is BOMA launching this program?

BOMA’s market research shows that building owners and managers are looking for ways to distinguish their properties in the marketplace and attract tenants. This desire is more apparent now more than ever as the commercial real estate sector faces today’s tough economy. The BOMA 360 Performance Program is designed to recognize outstanding achievement and provide a tool that can be used to market buildings as meeting and exceeding best practices and that it operates to the highest standards of excellence; helping to both keep existing tenants and attract new tenants. Other rating programs only focus on a specific area of operations, such as sustainability. The BOMA 360 Performance Program takes a 360 degree evaluation of all major areas of a property’s operations and management practices.

What are the benefits of being a BOMA 360 Performance Building?

Buildings achieving the BOMA 360 Performance designation will receive a plaque to display on their building, be recognized in a directory of BOMA 360 Performance Buildings on the BOMA International Web site and through press releases and other announcements, and may use the BOMA 360 Performance Program logo on their letterhead, business cards, marketing and other collateral materials.
